The Haunting: Why not just tear the house down?

So, I'm going to be running the classic adventure The Haunting soon. However, this is one bit, right at the start, that I've never been able to come up with a satisfactory response to why the landlord doesn't sell the building.

Spoiler light recap or description for those that do not remember. Landlord has a building that there are rumours might be haunted. This is making it hard to find renters. It is the last old house in a neighbourhood undergoing a usage shift, with the rest of the buildings having been turned into 2-3 story offices full of accountants, doctors, lawyers, etc.

Why doesn't he just tear the house down and turn it into a commercial building? The neighbourhood is moving in that direction. Almost none of the people in that area are still there, and both buildings on either side are now offices. That would remove the worry about renting it to people moving in, and even if he is overstretched right now, he could sell it to a developer and that would help with that issue.

Does anyone have any ideas?
